NOSTRUM CENTRAL is a tower located in the city center, close to Montevideo Bay and Libertador Avenue, ensuring connectivity and proximity to all public and private services and amenities. The immediate access to the main expressways in and out of the city, as well as its proximity to the Port of Montevideo and the heart of the Old City, give NOSTRUM CENTRAL a privileged location.
The property where it will be built has an area of 1,305.76 m2 and is located at the corner of La Paz and Paraguay Streets. This corner lot provides optimal utilization by allowing vehicular access via Paraguay Street and the main entrance to the building on the corner, with its corresponding level of access.
PROJECT
This new tower contributes to revitalizing this area of the city, which is destined to consolidate itself as a residential and central area.
The tower, under horizontal property regime, intended for apartment units promoted by Law 18,795, is developed on the ground floor, a first level with 12 units and a large open-air patio for common use, 3 levels of 12 apartment units and 8 levels of 11 apartment units per level.
At the top level, there are two multipurpose rooms and a panoramic terrace. The project includes basements for garages and technical areas.
Likewise, the orientation has been defined according to environmental criteria and with the intention of maximizing views of the Port, Montevideo Hill, the Bay, the Río de la Plata, and the east of the city.
The residential program consists of 136 housing units: 64 one-bedroom units, 60 two-bedroom units, and 12 three-bedroom units.
On the ground floor is the hall, which houses the three elevators, stairs, a bathroom for the concierge's use, and direct access to the parking lot.
On the ground floor, there are two commercial spaces, one on Calle la Paz and the other on Paraguay Street. The vehicle access on Paraguay Street is completely independent from the Tower entrance.
