PROJECT
Nostrum Malvín is an innovative project proposal by Carlos Ott in association with Carlos Ponce de León Arquitectos, addressing the urban conditions of the site, on a main axis of the city, through height and land occupation, a distinctive residential program for Montevideo and its unique enclave.

The towers, under Horizontal Property Regime, are built on a six-story base (16.5 meters high), occupying the entire frontage of Av. Italia between Erevan and Candelaria streets and scaling upwards to the north with the neighboring properties. Two towers rise above the base at the corners, each measuring 47.5 meters and 37 meters in height.

The residential program consists of 225 housing units: 91 one-bedroom units, 69 two-bedroom units, 28 three-bedroom units, and 37 studio apartments. The towers' typical floor plan allows for views in all directions.

n the basement, the layout of the towers faces the streets they face, or faces away from each other: a large north-facing courtyard, ensuring good sunlight. Each tower has a core of two accessible elevators and a staircase, ensuring efficient vertical and horizontal circulation.

The project features independently marketed parking spaces and a double-height loggia facing Av Italia, which includes two commercial premises.
